Two self-employed estate agency networks in the UK have announced a strategic alliance, though the exact nature of the deal remains unclear.

iad UK and Avocado Property Agents confirmed the arrangement but have not disclosed whether it constitutes an acquisition or a different form of partnership. The companies stated the combined operation would create a platform for self-employed agents to develop their businesses.

Company backgrounds

Avocado was established in 2020 and last year reported completing approximately 2,000 property sales, generating £10 million in commission for its member agents.

iad operates across Europe with 20,000 agents, as well as presences in Mexico and Florida. The firm represents one of the larger self-employed real estate networks in Europe.

Lee O’Brien, managing director of iad UK, said: “The UK estate agency model is evolving quickly, and the agents who win over the next five years will be the ones who combine local expertise with the right platform behind them.”

Industry consolidation

The announcement comes as the UK property sector continues to see consolidation among estate agency businesses, with firms seeking scale advantages in a competitive market.

Ian Macbeth, co-founder of Avocado Property Agents alongside Mike Robson, stated: “What I’m excited about is keeping the heart of what makes Avocado different, while adding the scale and network power to take our standards further and faster.”

The self-employed estate agency model has gained traction in recent years as an alternative to traditional high street operations, offering agents greater flexibility and commission structures. The alliance between iad UK and Avocado represents a consolidation within this sector, though questions remain about the operational and financial structure of the arrangement.

Neither company had provided further clarification on the deal structure at the time of publication.
