The South West of England is the UK’s top destination for over-50s looking to downsize, as nearly half (43%) of the region are over that age, research from Regency Living shows.
At a local level, North Norfolk has emerged as the number one hotspot, with 57.4% of its population aged over 50, the highest figure anywhere in England and Wales.
Nationally, over-50s now account for 38.2% of the population across England and Wales.
Tim Simmons, sales & marketing director at Regency Living, said: “There’s a real peace of mind that comes with moving to an area where you know you’ll feel understood, welcomed and supported.
“Whether it’s joining local walking groups, coffee mornings, or simply enjoying a chat with like-minded neighbours, these communities offer the social richness that makes life after 50 even more rewarding.
“It’s for exactly these reasons that we’ve seen a growing preference amongst over-50s when it comes to opting for the park home lifestyle.
“Not only can they secure a more affordable home in some of the nation’s most beautiful retirement spots, but they can do so in a ready-made community of like-minded people their own age, which means adapting to their new pace of life is seamless.”
North Norfolk is followed closely by East Lindsey (54.9%), Rother (54.9%), and Derbyshire Dales (54.6%).
Other standout areas where more than half the population are over 50 include West Devon (54.5%), Torridge (53.9%), Dorset (52.6%), the New Forest (52.3%) and the Isle of Wight (52.3%).
These locations offer more than just attractive coastlines and countryside — they also provide community connections, accessible amenities, and an active social scene tailored to the over-50s.
